I cannot tell you how disheartening it is to see sellers under cut the value of properties, simply because a friend, neighbor or someone wanting a quick sale convinces them of a price.  I was told by a handy man the value of the property I have listed and one he wanted to buy would never sell for the asking price... I told him the fair market value was where it priced and true bank appraisal would be the tell all, he said there were buyers looking around the property and I told them it was overpriced... it is true we can out of a downturn but the market has recovered and values are back... please do not let know it all's guide you in the most important decisions ....  trust a professional everytime....
